Abstract:
In developed areas where there are rich samples of land trading, the trading land information can reflect the conditions of location, social economy and the supply and demand of land market properly. The expressive force of the differences between land quality and relations among land locations is strong. According to urban land evaluation principle, this paper discusses how to calculate the base land value surface and establishes the model of urban base land value in developed areas through calculating the limited, interactive and representative samples. Taking Jianghan district as an example, this paper evaluates its urban base land value by using the above methods and analyzes the results, constructs the land value trend surface.
