Abstract:
Firstly the rural land market and the influence factors of rural land price for compulsory acquisition in China are analyzed;then an example of the urban fringe in Tianjin involving three counties is given.For study area,256 transaction price data of land compulsory acquisition are collected and 13 impact factors are selected to construct two functional hedonic price models,linear and semi-log models,by SPSS12.0;then how the factors to affect the rural land price for compulsory acquisition is analyzed.The study demonstrates that in the market economy the level of economy and location are important factors for rural land price for compulsory acquisition,instead of the production value of land and per-capita amount of farmland,which has represented the value of land asset.
