Analysis on Point Grade Factors' Effect Based on Affecting Character

  • 摘要: 分析了点状定级因素沿道路网络进行最短路径衰减和沿道路垂直方向对街区内土地的辐射影响特征。在建立道路网络、计算网络结点间的最短路径距离、划分网络街区块以建立街区土地与网络弧段拓扑关系的基础上,按照因素作用域包含道路网络弧段、道路网络弧段控制网络街区块的层次关系,将所有网络街区块按其所属的因素进行合并得到作用域,通过逼近方法计算道路的作用半径,从而实现基于路径距离测度的因素辐射影响分析。通过实例对圆、直线Voronoi图、路径距离Voronoi图等三种模式确定的作用域、作用半径进行了比较分析,并对作用分和地价评估结果进行了偏差比较分析,验证了本文所述方法的合理性。

     

    Abstract: The distributing shapes of CBD, bus stops, hospitals and schools etc. are like points in a whole city. These factors are called point factors in land grading, which can attract, centralize, transmit and exchange the flows of people, capital, information and ware etc. The corresponding arithmetic and working flows are designed in this paper. The results of radius, effect area and effect value got by the route distance voronoi mode are proved to be reasonable.
