Overview on Real Estate Valuation Models

摘要: 回顾了传统估价理论与方法及其存在的不足,评述了基于多元回归技术、神经网络技术、空间统计学等方法的自动估价模式,探讨了地理信息技术对不动产估价的重要作用。

Abstract: Firstly,traditional valuation models are described and discussed;then automated valuation models based on hedonic regression,artificial neural networks,geostatistics,cloud theory respectively are discussed.Finally,the importance of applying spatio-temporal GIS to real estate valuation is studied.
